Repair or replace?

Signs a septic tank needs replacing

  • Cracked walls or failed seams, which let groundwater in or sewage out
  • Crumbling concrete baffles. Gases in the tank form acid that slowly eats concrete. HomeGuide puts concrete baffle life at 15–20 years.
  • An old steel tank. Steel tanks are no longer installed because they rust through.
  • Solids in the outlet or distribution box, which means the tank isn’t holding them back
  • A collapsed lid or tank top, which is also a serious safety hazard

Tank materials

  • Concrete: the most common. Heavy and durable, but the concrete can corrode over decades.
  • Plastic (polyethylene): lighter and easier to get into tight yards. Must be installed carefully so it doesn’t shift or float in wet ground.
  • Fiberglass: corrosion-resistant and light. Usually costs more than plastic.

Replacing a tank near the springs

Replacing a tank counts as a repair under Florida’s septic rule, so it needs a Florida DEP permit. In Marion County, DEP issues it.

Much of the county is inside the Silver Springs and Rainbow Springs protection area. DEP’s rule for existing systems says that within a priority focus area, a system on a lot under one acre that needs repair or replacement must be upgraded to an enhanced nitrogen-reducing system, unless sewer will be available within 5 years. Dates and boundaries vary, so check your address with DEP or your contractor.

Can I just replace the tank and keep my drainfield?
Sometimes, if the drainfield is still working. A contractor should check the field before quoting, because a new tank won’t fix a failed drainfield.
How long does a septic tank last?
Angi’s Orlando guide gives 25–40 years for a typical tank. Concrete baffles often fail sooner and can be replaced separately.
Is there help paying for a nitrogen-reducing upgrade?
Florida DEP has run a Septic Upgrade Incentive Program offering up to $10,000 per system in springs priority areas, including Marion County, when funding is available. Ask your contractor whether it’s open.
